The four stages of a typical project:

1. Sketch design

The commencement of the design process! Concepts are produced and discussed in response to the brief and other relevant factors. Ideas are refined until a design solution is reached. Design proposals include plans, elevations, and a preliminary project estimate is produced

2. Detailed design

The design is developed to resolve the finer details such as preferred construction solutions, building fabric, material selections, colours, interior fittings, finishes, joinery and so on. Client feedback is sought throughout this stage to ensure the integrity of the ‘vision’ is maintained. The project estimate is updated to accommodate detailed selections

3. Contract documentation

Documentation of the project is undertaken. This includes engaging consultants appropriate to the project, such as a Structural Engineer, Building Surveyor, Energy Consultant, etc, and seeking of the relevant permits. At completion Contract Documents including working drawings and specifications are produced ready for tendering/negotiating with suitable builders, following which a building contract is established

4. Contract administration

The building works are overseen, and regular site visits and site meetings are scheduled. The quality of the work, program with which the works are completed, and ongoing payment claims are evaluated by the Architect in accordance with the building contract. Should any changes be required by the client or otherwise, the Architect will provide considered advice and recommendations to the client, and arrange to incorporate these into the works. The Architect will oversee the works up to the client taking occupation of their ‘dream’, and subsequently through a defects period where the Architect will arrange for the Builder to rectify any faults that may arise
